Building Business in the Manufacturing Housing Segment

When Northpoint Commercial Finance first went to market in February 2012, we relied heavily on long-standing business relationships within the Manufactured Housing industry which our team members had collectively served for more than three decades.  As we laid the groundwork to build other core industries such as Marine, Trailer and RV which would follow, our initial strategy was two-fold: to secure business on the books early and often throughout our first year. To this end, we immediately met and signed key national manufacturing accounts including Cavco Industries, Commodore Homes and Skyline Corporation.  Regionally, we quickly secured agreements with Kit West Homebuilders, Sunshine Homes, Destiny Homes, Deer Valley Homes, Kabco Builders, Live Oak Homes, American Homestar, Eagle River Homes and Scotbilt Homes. Our sales team then focused on signing dealers across the nation, most of whom were prior customers we had individually served in former sales capacities. The targeted campaign proved highly successful. 

Jeff Olander was actively engaged with Northpoint at the outset and recalls that the timing of the launch was welcomed by both manufacturers and retailers as there was only one national lender at the time serving the entire market for inventory financing. When Northpoint brought back 100% manufacturer invoice advance to the industry – which had been eliminated over the prior three years – there was a great deal of excitement and new business opportunities generated which helped spur our rapid market penetration and growth. 

In 2016, we continued to innovate and expand our finance offering to include community floor plan financing, with our first joint community program sponsored by Champion Homebuilders.  Announced at the Louisville Show, this winning program ignited a giant spark that positively impacted both Northpoint and Champion, resulting in a wealth of new and sizeable customer opportunities for us within this fast-growing segment of the industry.

Fast forward to 2025 and Northpoint remains 100 percent committed to supporting our valued MH customers in growing their respective businesses. Today, Northpoint is a partner-member with the Manufactured Housing Institute; we currently enjoy around 35 manufacturer/OEM partnerships; and we proudly serve 200+ dealer/community customers.

We thought it would be interesting to share this graph which illustrates the industry’s shipment path since 2009. It has witnessed 107 percent growth since the 2008 recession, going from 49,683 homes shipped in 2009 to 103,288 homes in 2024.
